John, thank you for your fair and thorough inspection.  You saved my buyers $10,000.00  The foundation inspector said it was very deceiving from visual inspection because most of them looked ok.  The owner had pipes replaced a few months ago, his yearly termite inspection a few months ago and we had Dan down there and none of the 3 picked up on it. He brought some pieces of the wood up for the owner to see and touch. We don't have anything in writing yet, but it sounds like the seller is going to have the repairs done ASAP.
